58 Townhouse development proposed for southwest Bloomington

A developer wants to create 58 attached townhouses on currently unincorporated land on the southwest side of Bloomington.

The Bloomington Planning Commission will take up a staff recommendation Wednesday to approve the project by Aruthra LLC. The Illinois secretary of state’s office lists Rajkumar Thirupparkadal of Bloomington as the registered agent for the company.

The project would require annexation of about 6.5 acres of land north of Fox Creek Road and St. Ivans Circle from the county into the city. The land is already within the Unit 5 school district.

Staff said the development would help fill a need for quality non-student multifamily housing or workforce housing and offer opportunities for current out-of-town workers to live closer to their jobs. It also ticks the city box for desired infill development.

The developer would pay water and sewer tap-on fees but may pay additional fees instead of providing parkland because Westwood Park is already near the parcel. It has been vacant even from farming since 2011, according to staff.
